Cuan Beag is a purpose built luxury Eco holiday home that sits very peacefully on the seashore just 10 minutes drive from Portree, the island’s capital. Within easy reach of the Quiraing, Fairy Glen, Old Man of Storr, Neist Point, Dunvegan Castle, Coral Beaches, Skyeskyns, Talisker Distillery, Fairy Pools…

There is a wealth of wildlife with Seals, Otters, Sea Eagles and many other birds frequenting the shoreline. Dolphins and porpoises have been seen in the Loch from time to time.

Sleeps up to 6 persons, but equally suited as a romantic retreat for 2. Cuan Beag is a low allergen home, so we do not accept any pets. We regret that we are unable to accept children under the age of 13

Cuan Beag’s major asset is the bright and spacious open plan kitchen, dining and lounge area with strategically placed windows that give panoramic views of the loch and out towards the Outer Isles where the ferry can regularly be spotted in the distance arriving and leaving from Uig. The south facing decking area is a real suntrap even in winter sunshine. With an underfloor heating system throughout and individual room thermostats, the whole property is very comfortable; there is also a wood-burning stove for great ambience on those cosy evenings.

Cuan Beag is as well suited to a romantic retreat for two as it is for a group of friends or family to relax and enjoy the surroundings. As with our first holiday let, (Moeraki) we have once again prioritised on quality key furnishings; in particular the settees for your comfort at the end of the day, luxury mattresses and bedding including Egyptian cotton sheets. The layout of the kitchen has been carefully planned to enable views out to the loch whilst working here. Built-in appliances include a double oven with grill, separate induction hob, microwave, dishwasher, fridge and freezer as well as a coffee machine. In addition to the usual toaster and kettle, there is also a sandwich press, food processor with liquidizer along with weighing scales and other baking accessories, dishes and trays and a large range of kitchen utensils including good quality kitchen knives that are kept sharp.

The Master bedroom with its own door opening onto the south facing decking can be set up as a super Kingsize double bed or as two 3ft wide twin beds and has an ensuite bathroom with large walk-in rain shower. The second bedroom also has a large super kingsize double bed and ensuite shower room. The third bedroom can be set up as either a super kingsize double or as two 3ft wide twin beds. This room has access to a luxury bathroom with modern free-standing bath. Adjacent to the main entrance is a utility area where outdoor clothing and equipment can be stored and dried; also located here is a washing machine, tumble drier and an additional sink, if required.

The large 55′ Flat Screen HD TV has a ‘Sound Bar’ and access to Freeview channels with an easily accessible HDMI port to connect to your own devices. There is also a Blu-Ray DVD Player and a selection of DVDs and a Hi-Fi System that conveniently connects via Bluetooth to your own devices. We also provide a selection of traditional games, cards and a wide selection of books, walking guides and maps; not forgetting a handy pair of binoculars to spot the wildlife through those windows!

Cuan Beag provides direct access to the shore for kayaks and small boats.

This is a low allergen home, so we do not permit any pets or smoking. We regret that we are unable to accept children under the age of 13 due to safety reasons and would recommend Moeraki as being ideally suited for children.

Sea2Skye Terms and Conditions

All the information listed below is important, please take some time to read it carefully.

Letting Period

Letting commences at 4:30pm (4pm over the low season) on the day of arrival and terminates at 10am on the day of departure. Lets are on a weekly basis and the maximum period of let is 4 weeks. The house is let for holiday purposes only and only to the persons named on the booking form. Short term lets of between 3 to 6 days are also offered subject to availability during the low season and occasionally at other times subject to the decision of the proprietors. Details of how to get to and gain entry to the rented property will be given following receipt of the final balance and the Good Housekeeping deposit.

Inclusions

Prices quoted include electricity, full central heating, bed linen, towels, and free Wi-Fi. Please note that a “starter kit” of wood and kindling is provided for use in the wood-burning stove. Further supplies can be obtained locally in Portree for Cuan Beag and in Broadford for Moeraki.

Booking and Payment

To make a reservation a deposit of 30% is payable by credit card, debit card, bank transfer or cheque, (cheques to be made payable to Jenny Till). Please note that when paying by cheque or bank transfer your booking will only be held for a maximum of 7 days after which the proprietors will have the right to re-advertise and sell these days if the deposit has not been received.

The deposit will be acknowledged by an automatically generated booking summary by email to the email address provided on the booking form. The balance of payment should be paid at least 6 weeks prior to the commencement of the let.

Please check SPAM email if expected emails are not received.

Bookings made within 14 days of arrival should be paid in full by credit/debit card or bank transfer. In certain circumstances, a cheque will be accepted on the prior agreement if sent by first class post.

Good Housekeeping Deposit

A refundable Good Housekeeping deposit (usually £250, but up to £600 for groups of people unrelated by kinship, cohabitation, or marriage) is required with the balance of payment. This can be sent by Sterling cheque which will be held uncashed until the end of the stay and returned or shredded once the property has been confirmed to have been left in good condition. Alternatively, bank card details can be taken over the phone and input into the Stripe Banking System; then at the start of the stay we are able to make an “authorization” on this card for the sum of the Good Housekeeping Deposit. This means that no money is actually taken from your account and at the end of your stay if everything is satisfactory this authorization will lapse. A third option is via Bank Transfer 2 weeks before the stay; the Good Housekeeping deposit will then be returned to the guests at the end of their stay once the property has been confirmed to have been left in a good condition.

Double Booking

Every effort is made to ensure our online availability information is accurate and up to date. Our online booking system is set up to synchronise with other booking platforms and this usually works well, but very occasionally technical issues result in a double booking. When this occurs, the proprietors reserve the right to cancel an online booking by advising via the email address supplied within 24 hours of the booking. 

Cancellation by the Hirer

If you wish to cancel a reservation for any reason, we must be notified by email immediately. In the event of a cancellation all reasonable efforts will be made to re-let the house for that period, and if reletting is achieved you will be reimbursed in full proportionate to the number of nights re-sold (minus a £50 administration charge). If the property is not re-let the deposit will be withheld. If the cancellation occurs less than 6 weeks in advance, then the entire fee will be forfeited.

It is strongly advised that the hirers take out appropriate travel insurance to protect against unforeseen circumstances.

Covid-19

If you are unable to travel to take your holiday because of a Covid-19 related lockdown or travel restriction we guarantee you will get a full refund, (less any bank charges incurred during booking payment(s)). Alternatively, guests may postpone their booking for a date not longer than 12 months from the first day of their original booking stay; any price increase by doing this will need to be met by the guest.

Please note that the refund guarantee/ or postponement applies only to

  • the address given on the booking at the time of booking being put into a lockdown/ having travel restrictions imposed, or travel restrictions imposed in the Highland region of Scotland.
  • when the travel restriction coincides with the period of your holiday.

The refund guarantee/ or postponement covers international, national and local lockdowns but does not cover you (or members of your party) for being unable to travel because you (or a member of your party) fall ill with Covid or are required to quarantine or self-isolate. These events can be covered by you taking out travel insurance. There are policies that include cover for illness with Covid and self-isolation and a lot of bank annual travel policies also cover this.

Cancellation by the Proprietor

The booking is accepted subject to the clear understanding that if the accommodation cannot be made available for the period booked due to circumstances beyond the control of the proprietors and the booking must be cancelled, the hirer is entitled to a refund not exceeding the amount paid and will have no further claim against the proprietors.

Occupancy

The occupancy of Cuan Beag should never exceed a total of 6 persons (both day and night) and we regret that we are unable to accept children under the age of 13. The occupancy of Moeraki should never exceed a total of 7 persons, (both day and night). In Moeraki, we can accommodate up to one extra young child up to the age of 2 and can provide a travel cot and highchair on request. Subletting is strictly prohibited. We do not allow parties and are unable to accept any Hen or Stag Groups.

Both Cuan Beag and Moeraki are low allergen homes and therefore we regret that we cannot accept any pets.

Smoking

No smoking or vaping/ vaping materials on the premises. Please do not litter the grounds of the property with cigarette butts or other smoking paraphernalia.

E-Bikes / E-Scooters

Please note that we welcome E-bikes and provide room to store these in our sheds. Please let us know in advance if you are considering bringing bikes with you so that we can ensure that there is enough storage room made available for you. Under no circumstances are E-bikes, E-scooters, or batteries for them to be stored within our properties.

Care of the Property

The hirer is responsible for the property during the hire period and shall take reasonable and proper care of it, its furniture, pictures, fittings, equipment, and effects in or on the property and leave them in the same clean and tidy condition and state of repair at the end of the letting period as at the beginning. If the property is left in a dirty or unacceptable condition this will result in an additional cleaning surcharge.

All rubbish should be removed from the property

From 01/01/2014 it became law in Scotland for Businesses to recycle ALL key recyclable materials, (paper, card, plastics, metal and glass) and not send them to Landfill. It is the hirer’s responsibility to place all paper, card, plastics, and metal as shown on the posters in both properties into the blue recycling bins provided. Any glass should be taken to the nearest Recycling Point and NOT placed in the recycling or ordinary refuse bins. The Council state that any Blue bins containing any non-recyclable waste or glass will not be uplifted and that any Ordinary Refuse bins containing recyclable materials will not be uplifted. If this occurs it will incur extra expense to sort the refuse and take it to a Council site, this expense will be passed onto the hirer and taken out of the Good Housekeeping Deposit.

The refuse collection day for Cuan Beag is on a Wednesday and for Moeraki is on a Monday with an alternate week collection of general refuse, (green bin) or recycling, (blue bin). If staying at Moeraki, the appropriate bin should be taken up to the Fire Station before 9am on a Monday (or Sunday evening) and collected again later on the Monday.

Breakage or Damage

The hirers should advise the proprietors of any breakage or damage which occurs during the let as soon as it may occur; then remedial action can be taken which will hopefully prevent inconvenience to the next guests. We reserve the right to charge for damage that would not be considered to result from normal wear and tear. Likewise, occasionally due to damage or wear and tear, an item of equipment may not be working. We will do our utmost to repair or replace it as quickly as possible. However, due to the location of the houses, this can sometimes take longer than usual.

Right of Entry

The proprietors reserve the right of entry to the properties at any reasonable time for the purposes of inspection or to carry out necessary repairs or maintenance.

The proprietors reserve the right to refuse admission to either of their properties and to require any person to leave when they consider there is a breach of contract or deem that there is damage to either property or cause of nuisance or conduct in an offensive manner.

Injury, Loss or Damage

The use of either property and its equipment is entirely at the hirer’s risk and no responsibility can be accepted by the proprietors for injury to the hirers or their party, nor for loss or damage to their belongings, including motor vehicles. It is possible to launch kayaks, canoes or a small boat from the shore and the hirer does so at their own risk; the proprietors cannot be held responsible for any accident or injury the hirer, or their party may be involved in relating to usage of the shore area.

Contract

The Contract of Hire is between the Hirer and Mr and Mrs DJ Till, the Owners of both Cuan Beag and Moeraki.

Beautiful well-equipped cottage with outside decking and picnic bench for outdoor eating, wood burning stove to have cosy nights in and stunning views of the sunset. Close enough to Portree for all the amenities, stunning outlook and so peaceful. Great location as a base for travel around the island. Can’t wait to go back!

This house is in a lovely position only 15 minutes drive from Portree. Everything was spotlessly clean and the house was thoughtfully decorated and laid out. As we had kayaks with us it was fantastic to be so close to the water. We kayaked most afternoons and every time we were joined by seals who popped their heads out of the water to look at us! The bottle of wine left for us was appreciated as were other touches such as plenty of towels, cloths, toilet rolls, washing capsules etc. The owners responded very quickly to any questions we had but left us alone to enjoy our holiday.

Everything you could wish for in a holiday home. From the well-equipped kitchen, comfortable beds, and wood burning fire for the cold nights. We have been to Skye many times in the past 10 years and stayed in lots of different holiday homes but this has certainly been the best so far. Stunning views, great local wildlife from the comfort of your living room. Easy access to the rest of the island. I would recommend this home to anyone. Jenny and Dave have thought of everything and were very helpful. We will definitely return.
